1.2 After receiving the information and if the project is feasible, we give an initial price
1.3 Signing of the contract and deposit of 10% of the initial price by the client, followed by the commencement of work.

2.3 Depositing a tender with architect 50%

2.5 Upon delivery of the project, the remaining 50% is paid (Any comments from regulatory authorities are promptly addressed at the expense of the design studio)

If you wish to live in a house, the first thing you need to do is purchase a plot of land that meets the following conditions:
CHOICE OF PLOT
Construction can only take place on a regulated land property (RLP). In most cases, the RLP and the property (P) coincide, but there are instances where this is not the case, which can hinder construction until the issue is resolved. Before purchasing the property, it is essential to consult with an architect.
Be sure and inquire if the plot you have settled on has other owners. In addition, check for other encumbrances that could possibly hinder construction at a later stage.
7.Natural aspects / Landslide risk
Natural aspects are also important when choosing a plot. Here, you should mainly pay attention to what the slope of the property is (the so-called gradient). The presence of a large slope will make construction more expensive.
Initial Documentation
After purchasing the plot, you need to gather the initial documents required by any architect and builder to provide you with an initial estimate
Design permit
It is issued by the chief architect of the municipality or district. The design visa is a copy (excerpt) from the current detailed Urban Development Plan, covering the plot of land and its neighbouring plots, indicating existing buildings and structures on both the plot and the neighbouring ones, with zoning lines, permissible heights, density and intensity of construction, and other requirements, if applicable, as well as permissible deviations. The visa is issued by the municipal authorities within a period of up to 15 days, depending on the type of service.
It is necessary to sign preliminary agreements with the utility companies to allow the connection of the property to the water supply and electrical distribution networks.
These agreements specify the initial data for the future construction:
Signing a preliminary agreement is required for connecting to the water supply and sewage system. In the absence of such a system, the technical project must include the design and construction of necessary wastewater treatment facilities. The regional water and sewage company, in turn, provides the required data for connecting the newly designed building to the existing water and sewage systems. The time required to prepare a preliminary agreement with the water company can take up to several months.
It serves as the foundation for the building design. A site plan is required, with the survey being conducted on the property itself. The geodetic survey takes a few days, depending on the size and complexity of the plot, and up to a week for data processing.
Once you have gathered these documents, you provide them to us. Based on this, we will assist you in selecting your home and provide you with an initial offer. Once you agree to the price, a contract is signed, and a 10% deposit of the total amount is made. We then begin work according to our Customer Trail
